Roof Replacement: How Often You Should Replace a Roof

No matter if your home has an asphalt roof, a metal roof, or a tile roof, you should only schedule a roof replacement when necessary. If you don’t know where to start, this guide covers the fundamentals.

Asphalt Roof Guidelines

Asphalt shingles come in two formats:  traditional three-tab shingles and more refined architectural shingles. Three-tab shingles will hold well in most climates for up to 18 years. Architectural shingles are premium shingles; they can give a property instant curb appeal plus last for over two decades.

Metal Roof Guidelines

When it comes to quality, metal roofing is in a different class. How long a metal roof can last depends on the material you select. A good, commercial-grade metal roof will last for up to 70 years, and a low-quality metal roof will last for close to 40 years.

Tile Roof Guidelines

Tile is one of the strongest roofing materials on the market because it’s made from concrete or clay. For this reason alone, tile roofing can have a 50-year to 100-year lifespan, so if you put a brand-new tile roof on your home today, it could be the last roof that you’ll ever have to buy.

Important Factors

While all roofs have an average life expectancy, this is not a guarantee. Many factors can shorten the lifespan of any roof. If you don’t understand why this is so, here’s what you’ll need to know.

Color

The color of your shingles matters because certain shades can boost heat gain. Dark shingles are the worst; if your shingles are dark, they will absorb heat like a sponge and crack.

Slope

How a roof is positioned can impact its lifespan, so if you’re building a home scratch, aim for a high pitch. If you opt for a roof like this, it will last much longer.

Other Factors

In addition to the prime factors, many other factors can shorten a roof’s lifespan like the quality of the materials and whether or not a roof gets direct sunlight.
